Verifiquemos los datos de ocupación del territorio en el que se asienta (número de habitantes, densidad…). Comprobemos la inserción en la trama (ocupación de la parcela, edificabilidad, número de viviendas…). Sepamos quién la promueve (iniciativa privada, pública, mixta…) . Quiénes son los usuarios (jóvenes, mayores, cualquiera…). Con un poco de suerte, puede que haya otros usos en el proyecto (comercios, oficinas, equipamientos…). Preguntemos amablemente a los autores el coste por metro cuadrado construido. Adecuemos el coste al poder adquisitivo del país donde se encuentra. Esto es inevitable para comparar en igualdad Una vez en el interior, veamos cómo se distribuyen los espacios comunes. Sepamos cuántos tamaños de viviendas hay en cada proyecto (1, 2, 3 o más dormitorios…). Husmeemos en las secciones constructivas (1:50). Hurguemos en los detalles (1:20). Observemos cómo aparecen los materiales en fachada y cubierta. Analicemos las capas de la envolvente con un sencillo código de colores. Preguntemos a los autores las estrategias sostenibles que han utilizado (a veces contestan, a veces…). Añadamos una buena colección de fotos. Hagamos esto 32 veces y comparemos. Por último, agreguemos los resultados y unas cuantas reflexiones. Esto -más o menos- es lo que llamamos HoCo. HoCo 9 Let’s choose housing as the essential object of the city Let’s have a look at the place where’s it’s implemented (urban extensions, downtowns, outskirts...) Let’s check the occupancy data of the territory in which it is located (number of inhabitants, density...) Let’s check the insertion into the urban grid (plot occupancy, planning permission, number of dwellings...) Let’s find out who’s doing the development (private initiative, public, mixed...) Who are the users? (the young, the elderly, anyone...) With a bit of luck there might be other uses in the project (businesses, offices, facilities...) Let’s ask the authors nicely to let us know the build cost per square metre. Let’s adapt the cost to the purchasing power of the country where it’s located. This is inevitable if we want to compare on equal footing Once inside, let’s see how the common spaces are distributed. Let’s find out how many dwelling sizes there are in each project (1, 2, 3 or more bedrooms....) Let’s have a snoop around the building sections (1:50) Let’s rake through the details (1:20) Let’s look at how the materials appear in the facade and on the roof.
